Among the services tracked by Real Estate Crowdfunding Log, we have aggregated the funds that began recruitment in October 2026.
The “Total Fund Amount” in this article is the sum of the target amounts for funds that successfully completed recruitment. Secondary market (resale) and unsuccessful funds are not included.

Four Key Figures
The total fund amount was 13.97 billion yen, a decrease of 23.6% from the previous month (18.29 billion yen) and 24.8% from the same month last year (18.58 billion yen). The number of funds was 69 (73 in the previous month, 78 in the same month last year), with an average recruitment amount per fund of 202 million yen.
13-Month Trend

The average yield was 8.20%, down 0.28 points from 8.48% the previous month and up 1.45 points from 6.75% in the same month last year. The average yield is a simple average of the projected annual yields displayed by each fund, regardless of the size of the recruitment amount. For funds with an investment period of less than one year, the actual distribution received will be lower than the annual rate figure.
Breakdown of Total Amount
Approximately 26% (3.56 billion yen) of the total in October came from the following two funds with large recruitment amounts. Excluding these two, the total is 10.41 billion yen. ・TORCHES “Fukuoka City Hakata Ward/Chuo Ward Hotel Fund”: 2.29 billion yen ・TECROWD “Mongolia Premium Residence ‘Edelmont’ #05” (Residential in Mongolia): 1.27 billion yen. By service, TORCHES accounted for 33% of the total with 6 funds totaling 4.64 billion yen.

There were 5 grid-scale battery storage land funds, with 4 from TORCHES and 1 from Yamawake Estate. Over the last 12 months, the composition was 33% residential, 14% grid-scale battery storage land, and 14% land.
Distribution of Yield and Investment Period

In terms of the number of funds, 21 funds had a projected yield of 6-8%, and 18 funds had 4-6%, totaling more than half (39 funds, 57%). There were 10 funds (14%) with a yield of 15% or higher, 6 of which were TORCHES funds. The median projected yield is 6.5%. Investment periods of 7-12 months accounted for 44 funds, or 64% of the total.
Re-formation, Secondary Market, and Unsuccessful Funds
・Re-formation (included in total): Funds newly formed for the same property as a previous fund. 8 funds, 1.15 billion yen, accounting for 8% of the total. ・Secondary market (not included in total): Recruitment where existing fund interests are transferred between investors. 4 funds, 650 million yen. ・Unsuccessful (not included in total): No funds that began recruitment in October were confirmed as unsuccessful (as of November 2). Since re-formations are included in the total, the total excluding re-formations is 12.82 billion yen.
New Entrants
No services were confirmed to have launched their first fund in October. On October 30, Yamato Zaitaku Co., Ltd. announced its entry into the real estate crowdfunding business (targeting properties under its own brand “G-Series,” planning to use a priority/subordinated structure. The initial recruitment date has not been announced).
Aggregation Method
・Scope: Funds publicly recruited online based on the Real Estate Specified Joint Enterprise Act that successfully completed recruitment (based on the recruitment start date). ・Data: Information from official websites (collected from October 2026 to November 2). Includes 8 funds (totaling 990 million yen) that were still recruiting as of November 2. Figures may change if operators update their displays after collection or based on the results of funds that were still recruiting. ・Yields are the projected annual yields displayed by each fund. ・Classification of use is based on the Real Estate Crowdfunding Log criteria applied to the descriptions on each fund’s detail page, not the operator’s own labels. Items that could not be classified from the description are marked as “Classification Pending.” ・Past months have also been recalculated using the same definition, excluding resales and unsuccessful funds. Among the figures in the previous article, August 2026 was changed from 13.93 billion yen to 13.91 billion yen because one fund confirmed as “unsuccessful” was excluded. ・Target operators are selected by cross-referencing the Ministry of Land, Infrastructure, Transport and Tourism’s list of permitted/registered businesses (including electronic transaction services) with services listed on comparison sites.
This article does not recommend any specific operator or fund.
