. Also, TORCHES partners with M-Trust Co., Ltd. for fund formation, and the official website explains that M-Trust provides fund projects to other companies and has a track record of over 100 redemptions in total.
Of course,
“Having obtained a license” and “having a past redemption track record” does not mean that future principal or profits are guaranteed.
This is not what it means.
You need to think about these separately.

What kind of funds are there?
At TORCHES, funds targeting various real estate properties are being solicited.
Recently,

On the official website, the expected yield, investment period, and minimum investment amount are disclosed for each fund.
For example, in the most recent solicitation,

Expected yield of 24.0%, investment period of 3 months, and minimum investment of 100,000 yen
there was also a fund like this.
Looking at the numbers alone is attractive, but what is important here is
“Expected yield” is not a guaranteed profit
that.
TORCHES itself clearly states that the displayed yield is an expectation and is not guaranteed.
I want to check not just by the high yield, but also
What am I investing in?
How will profits be earned?
How long is the investment period?
What is the assumed exit strategy?
What kind of risks are there?
as well.

things.
You are not required to invest in order to receive the 2,000 yen registration bonus.
On the other hand, the additional 2,000 yen requires the completion of an initial investment in a fund that began recruitment during the target period.
Cooling-off, cancellations, or cases where a fund is not established are not eligible.
Also, according to the official site, applications via point sites are not eligible for the campaign.

Real estate crowdfunding is not a bank deposit.
There is a possibility of principal loss.

Therefore, I believe it is best to
think of registering and actually investing as separate things.
