Starting Real Estate Crowdfunding Log — Why I Record Only Facts

Real Estate Crowdfunding Log records and aggregates Japanese real estate crowdfunding funds based solely on information disclosed by operators on their official websites.

Currently, I am tracking over 120 services and more than 4,000 funds. I list details such as the offering amount, expected yield, investment period, and property usage and location using the same criteria.

Why “only facts”?

Much of the information about real estate crowdfunding focuses on “recommendations” and “campaigns,” and there was no place where the entire market could be viewed using the same yardstick.

It is up to the investors themselves to decide whether or not to invest. I believe my role is to provide the facts necessary for that judgment in an unbiased and verifiable manner.

What I do not do

  • Recommend specific operators or funds, or create rankings

  • Evaluate funds as “safe” or “dangerous”

  • Predict future yields or redemption prospects

What I do

  • Convey facts based on official operator disclosures and announcements from government and industry organizations

  • Treat all operators using the same criteria

  • Attach sources and acquisition dates to all figures

  • Correct any errors and clearly state that a correction has been made

What I will publish on this note

  • Real Estate Crowdfunding for Beginners (Series): Explaining mechanisms, fund types, risks, how to view yields, and taxes using actual data.

  • Monthly Market Summary: Fixed-point observations of offering amounts, number of funds, average yields, etc., and records of new entries and service terminations.

  • How to Read a Fund: Explanations on where to look on a page, such as subordinated investment, exit (buyer), and application ratio.

On X (@crafanlog), I plan to post breaking news such as the start of offerings and new service entries.

About Editorial Policy

What I will and will not post, how I select subjects to cover, and the procedures for corrections will be
published soon as an ‘Editorial and Posting Policy’.

The information on this account is not intended to solicit investments or recommend specific products. Please make your own investment decisions after carefully reading the pre-contract documents and other materials provided by each operator.
